hardship situations
With so many upside down or late paying homeowners, might you find it useful to know which homeowners in your area have just recently missed a house payment? As partners of the credit bureaus we can identify distressed borrowers that are falling behind on their payments, but not yet served paperwork by their lender.

1099 Profit Share Forms - Where do I get them?

Keller Williams associates who received more than $600 in profit share in 2009 and who opted to get their form online can now retreive their 1099 form (T4A for Canadian associates who earned more than $500) via the Keller Williams Intranet (mykw.kw.com) on Jan. 31, 2010. If you accepted the opt in option you will be able to retrieve your profit share online starting January 31, 2010 and any time after to make corrections. All others earning over the threshold and who don’t opt-in will be mailed a paper copy. Log on to http://mykw.kw.com. Click on 1099 under the Resources tab at the top of the navigation bar. Good Morning Gateway Family,
It is with great sadness to announce the sudden death of one of our youngest KW Gateway Family member. Robert Julian Robbins, (RJ) Tyra Sotelo’s great nephew died this week on Monday. Adrianna Caito, her mother and niece to Tyra has been part of our Gateway Family for a while now. RJ brought joy and laughter whenever he was in the office. The Gateway Family will deeply miss him. Let’s keep our prayers and thoughts to Adrianna and Tyra’s family at this difficult time.
RJ’s favorite team was the 49ERS and always wanted to grow up to be a football player. The family asks if you have any 49ERS attire or team colors to please wear in honor of baby RJ.

FHA to waive 90-day flipping rule for 1 year
his update from FHA was released on Friday January 15th, 2010, as an excerpt from the CFR (Code of Federal Regulations) without a corresponding Mortgagee Letter and contains information about FHA's policies regarding the waiver of the 90-day seasoning required for sellers.
Here are the 6 things you need to know about these changes:

- Waiver takes effect February 1st, 2010 for a period of one year unless extended.
- Investors are now exempt from the 90-day seasoning rule.
- All transactions must be arms-length.
- No identity of interest can exist between buyer and seller.
- If sale price is 20% or more of the seller's acquisition cost, the lender must:
a. provide supporting documentation and/or a second appraisal and
b. order an inspection of the property and provide it to the buyer. - The waiver is limited to forward mortgages only.
